Those garages are well past their cure and generally sound, but they have had decades of oil, heat cycling and in some cases a previous coating. Removal and spall repair come up more often here than in newer neighbourhoods.

What we typically find on Green Valley slabs
Housing here largely dates from the 1980s and 1990s, which means slabs that are thoroughly cured and generally structurally sound — the good news. What comes with age is contamination and history.
- Deep oil staining. Thirty years of vehicles leaves oil well into the surface. This frequently needs degreasing and a more aggressive grinding pass than a newer slab, and occasionally poulticing on the worst areas.
- Threshold spalling. Very common. Decades of water running in under a worn door seal, sitting at the low point, working into the surface.
- Previous coatings. Many of these garages have had something applied at some point, often a DIY kit in the 2000s. Whether it can be recoated or must come off is determined by adhesion testing, not by looking at it.
- Shrinkage cracking. Routine and dormant. Routed, filled and ground flush, these disappear entirely under a flake floor.
None of this is a problem. It is the reason a Green Valley quote is usually a little higher than one for the same size garage in a newer neighbourhood, and it is why we assess rather than quote by square footage.

Recoating a Green Valley garage
Because so many garages here have had something applied before, adhesion testing is usually the first thing we do rather than an afterthought. We score a small grid through the existing coating in several places, apply strong tape and pull. Coating that lifts out of the squares means the bond was never adequate and the whole floor has to come off.
When the existing floor passes, the job gets considerably cheaper — we abrade and recoat rather than removing. That distinction can be a difference of a thousand dollars or more, which is why it is worth establishing properly rather than assuming either way.
